This series is all about life as a Construction Manager, so I can tell you what my job involves and share some of the lesser-known aspects of this work.

Carianne 2

Back to basics

I’m Carianne and I have been the Senior Construction Manager at Mindenhurst for 3 years, this means I am responsible for planning and managing each stage of the project and making sure the works are completed safely, to a good quality, within budget and on time.

This includes organising the programme of works and the workforce, overseeing the delivery of the project, coordinating with the commercial team and evaluating each stage so we can make changes as we go.

I’ll be sharing a little more about my work in this blog over the coming weeks so check back soon!

MindenhurstMindenhurst

Staff wellbeing as a top priority

As well as delivering a high-quality and sustainable new development, I have to prioritise the people who put their effort and energy into providing these facilities for the Mindenhurst community. The most important part of my day-to-day job is looking after the wellbeing of the workforce, making sure they go home safely and not in ill health or ill mental health.

This means I plan and approve safe methods of work, ensure that plant and work equipment is compliant and safe to use, that work facilities and welfare are to a high standard and check areas before works commence to make sure risks are controlled like finding of asbestos, UXO and live services.

I make sure that all operatives feel empowered to raise health and safety and mental health concerns and make sure that everyone feels supported at work. We do not take inherent risks on site as going home safely to our families and friends is essential.

Staff wellbeing is both physical and mental health

As part of my role in looking after staff wellbeing, we aim to create an Injury Free Environment (IFE) in which nobody is harmed. Our IFE programme builds on existing health and safety legislation, it encourages us to look out for one another, so we all go home safely at the end of the day.

At Mindenhurst I educate the operatives on good mental health including giving toolbox talks around topics such as stress, anxiety, suicide awareness and coping mechanisms. I am also a mental health first aider, and I am trained to assist in a mental health crisis, either on site or to members of the public. I also hold neurodiversity presentations across the business to educate colleagues on how we can support neurodiverse individuals in the workplace.

We encourage you to join us on this journey, so if you see anything that poses a risk, could cause harm, or anything that worries you please get in touch.

Sustainability at Mindenhurst

At Mindenhurst we prioritise sustainable methods of construction wherever possible, I am personally responsible for finding more sustainable alternatives to everyday activities. I’m proud of our achievements so far and the plans we have in the final phases, this includes:

  • reusing all existing concrete (from demolitions) in new buildings and as part of the build up of the Loop Road and Brunswick Road
  • reviewing our programme to find different ways of working to reduce carbon production
  • reducing the amount of materials we import to Mindenhurst
  • supporting the environmental team to protect and relocate reptiles
  • ensuring that tree protection is in place before we start any construction work so that the health of existing trees isn’t damaged during the course of our works

As a team, we always ensure we don’t damage the environment when we build. We share best practice across the business and with external partners – such as the Considerate Constructors Scheme – so that other projects can benefits from initiatives we have used successfully here at Mindenhurst.

Logistics

Logistics is a major part of my role as Mindenhurst’s Construction Manager. It involves planning the sequence of works to support the development progress, delivering facilities in time for the community to use them whilst minimising the impact on the community.

With my logistics hat on, I am always looking for innovative ways to speed up the programme without losing out on quality, safety or cost. This includes finding different ways to demolish buildings so that materials can be reused, reducing the amount of waste being removed from site and helping to prevent additional traffic on roads.

Mindenhurst Hops into Spring with Easter Events

On Wednesday 5 April the Mindenhurst project team and local residents came together to celebrate Easter – and the arrival of spring – on the Village Green. The event was a huge success with over 70 children taking part in the festivities.

This year’s Easter event offered a range of activities for the whole family to enjoy. It included Easter arts and crafts, a bunny themed scavenger hunt around the Village Green, and plenty of chocolate to share.

It’s the first community event of the year at Mindenhurst, the project team has already confirmed there will be more to come.

Niki Dufour, Community Relations Manager, at Skanska, said: “It was fantastic to see so many families taking part and coming together to celebrate Easter. It was lovely to meet so many people and to see the wonderful sense of community that is developing in Mindenhurst. We really enjoy hosting community activities and events and are looking forward to more events like this in the near future.”

Mindenhurst project team takes part in the Great British Spring Clean

On Thursday 23 March the Mindenhurst team took to the streets and parks around Mindenhurst and Deepcut in an effort to tidy up the local area.

It’s the third year the project team has joined in, this year’s team effort saw them collect 10 bags of rubbish.

The Great British Spring Clean is an annual campaign which aims to keep Britain tidy and improve local places. The nationwide campaign runs from 17 March to 2 April with community clear ups taking place up and down the country.

Now in its eighth year, the Great British Spring Clean is a feel-good, national effort to clean up public spaces for everyone to enjoy. The initiative aims to eliminate litter, improve the environment in local neighbourhoods and foster a sense of community among the #LitterHeroes that take part. It is an opportunity for people to come together and make a positive impact to their community and has positive benefits for both mental and physical health.

Local residents can still take part by borrowing litter pickers from the Skanska Project Office on Newfoundland Road. Anyone who is interested should get in touch with the team by emailing hello@mindenhurst.co.uk.

Leisliane Garcia, Development Director, at Skanska, said: “Our team enjoyed getting out and about around Mindenhurst to show support for Keep Britain Tidy’s campaign, it’s as important as ever to take care of our environment. We’d like to thank the residents who gave us suggestions of the places in need of some care and attention.”

Lots of Socks Campaign 2023

Today is World Down Syndrome Day, we’re taking part in the #LotsOfSocks campaign which raises awareness about Down syndrome.

People with Down syndrome have an extra chromosome, they have 3 copies of chromosome 21, which is why it is held each year on 21st March.

Why socks? The picture to the left shows the genetic mapping of chromosomes which some say look a little bit like pairs of socks.

To take part, all you need to do is wear some socks that are going to get noticed – they might be mismatched socks or your craziest and most colourful socks, whatever takes your fancy!

Then, if someone asks you about your socks you can tell them, “I’m wearing them to raise awareness of Down syndrome and promote inclusion”.

Planning news

At Mindenhurst, we are delighted to announce that three key infrastructure projects have been approved by the Planning Applications Committee at Surrey Heath Borough Council.

This includes the construction of a new community hall as part of the wider development. This facility will be connected to the historic St Barbara’s Church and will prove to be a valuable asset for the local community, helping to preserve the church for future generations. The development is also delivering major restoration work on the church, which will be handed to the care of the Guildford Diocese of the Church of England once the work is completed.

The second is focused on making environmental improvements to Deepcut Bridge Road, the plans for this project were revised in response to feedback from local traders and community groups and we’re pleased that these proposals have been approved.

Finally, the detail of the Southern SANG and SANGS link application has been approved, this includes access, layout, scale, appearance, landscaping, our ecological (management) strategy, and tree retention and protection plans.

What happens next?

In the coming months, the proposals for the provision of Allotments, the Northern ANGST, the Formal Park and finally the Sports Hub are due to come to the planning committee for approval. Follow us on Facebook or check back here for updates.

Mindenhurst donates spindle tree to Lakeview Care Home to mark late Queen’s Jubilee

On Wednesday 1st February the Mindenhurst team and Surrey Wildlife Trust joined residents and staff at Lakeview Care Home to plant a spindle tree as part of The Queen’s Green Canopy.

On Wednesday 1st February the Mindenhurst team and Surrey Wildlife Trust joined residents and staff at Lakeview Care Home to plant a spindle tree as part of The Queen’s Green Canopy.

The Queen’s Green Canopy was created during the Queen’s Platinum Jubilee celebrations, with the aim of planting a million trees to create a living legacy in Her Majesty’s name.

In support of the local environment at Deepcut, the Mindenhurst development has participated in this initiative by donating trees to local families, groups and businesses as a lasting tribute to Her Majesty’s extraordinary service to her country and her people.

Lakeview Care Home residents and staff were joined by the Mindenhurst team’s Operations Director and Surrey Wildlife Trust, who delivered a talk about our local wildlife and the importance of trees in urban environments.

Every new tree planted will bring benefits for people, wildlife, and the climate. The spindle tree donated to the care home will become a beautiful addition to the gardens.

In the spring and summer it will provide a welcome habitat for garden birds and – when it flowers – it will bring colour to the garden and a rich source of nectar and pollen for insects. Each autumn the tree will go through a striking transformation, when clusters of bright pink-and-orange berries hang from its twigs providing food for mice, birds, and even red foxes.

Charlie Norris, Operations Director at Skanska, said: “The Mindenhurst project team is delighted to join residents of Lakeview Care Home to plant a tree as part of The Queen’s Green Canopy. This is one of many trees we are proudly donating to the community to support our local environment, so far over a million trees have been planted by people across the country, as a wonderful tribute to Her Majesty.”

Inder Hanzra, General Manager at Lakeview Care Home, said: “We are delighted that the Mindenhurst team has very kindly donated the spindle tree to Lakeview for the enjoyment of the residents, their families and friends, and the Lakeview team as a living legacy in the name of Her Majesty Queen Elizabeth II”.

Louise Ryan, Senior Ecologist at Surrey Wildlife Trust, said: “Surrey Wildlife Trust’s mission is to ensure that reserves are connected through a ‘Nature Recovery Network’ of joined up spaces that are havens for wildlife. This means ensuring our towns, villages, businesses, farms, schools, homes, gardens and all the other elements that make up our living landscape are managed with nature in mind. This includes increasing the number of urban trees planted within urban developments, as they provide valuable habitat to a range of wildlife from mammals, birds, invertebrates, amphibians and reptiles. In addition, they provide important ecosystem services through carbon sequestration and flood management. They have also been proven to improve many peoples overall mental health and wellbeing. The Queen’s Green Canopy will contribute significantly towards the number of urban trees to ensure the UK’s wildlife is protected for the long term”.

Construction Update February 2023

Screenshot 2023-02-02 151515
  1. Demolition works at the old fuel depot in the Southern SANGs are ongoing. We started crushing material on the 30th January so there may be additional noise in this area for the next few weeks – we will continue to monitor noise during these works and, if needed, we will use sound barriers to manage noise levels.
  2. Construction works will be continuing on the Loop Road, we expect there may be some additional traffic to Brunswick Road to facilitate deliveries to site.
  3. External refurbishment works will be continuing on St. Barbara’s Church. The Church has been stripped of its old coating whilst repairs to the roofing, cladding and timber work are well underway.
  4. Soft landscaping maintenance will be continuing on the Village Green, Central SANGs and Green Swathe.
